BUT FIRST!!!! Single largest discrepancy found during FLPA Audits. Inconsistent 2008 values being brought forward. If 2008 acreage<> current year acreage you CANNOT use the total FMV from 2008 digest. You must calculate 2008 $$$/Acre and create a FL 08 value using the 2008/ac value. If you have a split, it must be recalculated using 2008 $/ac. and applying indexes to bring it up to current indexed value.
5 • Open up the parent parcel. FLPA SPLIT OF EXISTING COVENANT • Click the Duplicate button. 10/7/2020
6 • When prompted to duplicate the parcel answer YES FLPA SPLIT OF EXISTING COVENANT 10/7/2020
7 • Owner Search window opens FLPA SPLIT OF EXISTING COVENANT • Search for existing owner • Select the existing owner and click Open 10/7/2020
8 • Window to enter new parcel number opens FLPA SPLIT OF EXISTING COVENANT • Enter the new parcel number • If the number entered exists then you will be prompted • Click OK 10/7/2020
9 • Prompt displays asking you to set previous value to 0. FLPA SPLIT OF EXISTING COVENANT • Since this is a split, you answer YES 10/7/2020
10 • The parcel displayed is now the split parcel and is an exact copy of the parent with the exception of the parcel number FLPA SPLIT OF EXISTING COVENANT • Edit the land subrecords for the split acreage 10/7/2020
11 • Open the land screen FLPA SPLIT OF EXISTING COVENANT • Adjust land subrecords • The split parcel contains 185 acres 10/7/2020
12 • Click Edit Subs FLPA SPLIT OF EXISTING COVENANT • As you adjust and delete sub-records you are prompted • Answer YES 10/7/2020
13 • Once the subrecords are edited to reflect split parcel acreage, click Apply Subs and Complete Edits FLPA SPLIT OF EXISTING COVENANT 10/7/2020
14 • You are prompted that the sub-record acreage does not match the total acres FLPA SPLIT OF EXISTING COVENANT • Answer YES to match the acreages 10/7/2020
15 • Total Acres and Calculated Acres should now match FLPA SPLIT OF EXISTING COVENANT • Click OK 10/7/2020
16 • A prompt to update the FLPA acreage is displayed FLPA SPLIT OF EXISTING COVENANT • Click OK • The realprop general info screen opens • Click the Covenant button 10/7/2020
17 • Click Edit FLPA SPLIT OF EXISTING COVENANT 10/7/2020
18 • Adjust the covenant sub-records to match the FMV subrecords FLPA SPLIT OF EXISTING COVENANT • Click Edit Subrecords to adjust 10/7/2020
19 • Once acreages are adjusted click Complete Edits FLPA SPLIT OF EXISTING COVENANT 10/7/2020
20 • A prompt asking to exceed 3% limit displays FLPA SPLIT OF EXISTING COVENANT • Answer YES since a split is an allowable change 10/7/2020
21 • The FL 08 Value has to be reset for the current year only. FLPA SPLIT OF EXISTING COVENANT • Calculate by taking per/ac value x current acreage 10/7/2020
22 • Enter in the FL 08 Value field FLPA SPLIT OF EXISTING COVENANT 10/7/2020
23 • The FL FMV or indexed value also needs to be updated FLPA SPLIT OF EXISTING COVENANT • Calculate this by taking the new FL 08 Value x index for each year the parcel has been in FLPA 246, 605 x 1. 00 x 1. 026 x 1. 063 x 1. 085 10/7/2020
24 • Click Edit History and enter the new FL FMV value FLPA SPLIT OF EXISTING COVENANT 10/7/2020
25 • Click Apply History FLPA SPLIT OF EXISTING COVENANT • The FL FMV must be updated under the Base Value and FL FMV fields as well 10/7/2020
26 • Enter new FL FMV value in the Base Value Field and FL FMV field FLPA SPLIT OF EXISTING COVENANT • Click OK 10/7/2020
27 • Click OK on the Covenant screen FLPA SPLIT OF EXISTING COVENANT • New Exemption amount and use value should display • Enter comments, update legal, add assessment reason, etc. • This concludes the creation and edit of the split parcel. 10/7/2020
28 • EDIT THE PARENT BY REMOVING WHAT WAS SPLIT OFF. FLPA SPLIT OF EXISTING COVENANT • Open parent parcel to adjust acreage • Click Land button 10/7/2020
29 • Edit sub-records to adjust for split off acreage FLPA SPLIT OF EXISTING COVENANT • Click Edit Subs, adjust and then Apply Subs and Complete Edits 10/7/2020
30 • Prompt appears asking you to match the sub-record acreage to the total acres FLPA SPLIT OF EXISTING COVENANT • Click YES 10/7/2020
31 • Click OK and prompt appears reminding you to adjust the FLPA acreage FLPA SPLIT OF EXISTING COVENANT • Click OK 10/7/2020
32 • From the realprop general info screen click the Covenant button FLPA SPLIT OF EXISTING COVENANT • Click Edit 10/7/2020
33 • Prompt appears telling you that the land sub-record acreage does not match the FLPA acreage FLPA SPLIT OF EXISTING COVENANT • Click OK 10/7/2020
34 • Adjust the subrecords to match the FMV sub-records FLPA SPLIT OF EXISTING COVENANT • W 8 is adjusted to 17. 52 acres • Click Save Sub • Click Complete Edits 10/7/2020
35 • Prompt asking to exceed 3% change appears FLPA SPLIT OF EXISTING COVENANT • Click YES 10/7/2020
36 • Update the FL 08 Value by taking the 2008 Per Acre value x current acreage FLPA SPLIT OF EXISTING COVENANT • Enter in the FL 08 Value Field 10/7/2020
37 • Click Edit History and adjust the FL FMV acreage FLPA SPLIT OF EXISTING COVENANT • Enter in FL FMV field • Click Apply History 898, 922 x 1. 00 x 1. 026 x 1. 063 x 1. 085 10/7/2020
38 • Enter updated FL FMV in FL FMV and Base Value fields FLPA SPLIT OF EXISTING COVENANT • Click OK 10/7/2020

43 • If new owner click Add New Owner or search for existing owner FLPA SPLIT OF EXISTING COVENANT 10/7/2020
44 • Click New FLPA SPLIT OF EXISTING COVENANT • Add new owner info • Click OK 10/7/2020
45 • Select the split parcel FLPA SPLIT OF EXISTING COVENANT • Click Include • Click OK 10/7/2020
46 • Prompted to save changes FLPA SPLIT OF EXISTING COVENANT • Click YES 10/7/2020
47 • New owner info is displayed FLPA SPLIT OF EXISTING COVENANT • Open Sales screen and enter sale information 10/7/2020
