Things that influence land use ► Physical attributes of the land § Flood plains, hillsides, shorelines etc § Natural corridors ► Accessibility § Close to transportation routes/harbour? § Proximity to public transit ► Compatibility § Complementary land uses are desirable
Things that influence land use ► Historical Land Use § Without great political pressure historic land uses often win. Its hard to force existing land users out of a neighbourhood. ► Consumer Demand Land Value § Bid-Rent Theory: The amount people are willing to pay for land at varying distances from the centre of the city
Green Belt ► used in land use planning to retain areas of largely undeveloped, wild, or agricultural land surrounding or neighbouring urban areas.
Covenant ► Covenants are put in place to ensure a certain standard in quality and consistency of house size, style and landscaping within a subdivision.
Government Decentralization ► The process of moving government and business activities out of the city to the countryside. ► Purpose is to discourage people from leaving rural areas
Deurbanization ► the process by which an area becomes less urbanized because of the movement of people and/or economic activities away from cities
Gentrification ►A shift in an urban community toward wealthier residents and/or businesses and increasing property values
