Most were brown or gray. Preferred paint: Sherwin Williams §Preferred siding material: T 1 -11 for repairs, LP Smart. Side for total siding replacement §Decks: 50/50 between composite material and wood §Fences: All were wood §Deck projects to Fence projects 50/50 19

Countrylane Woods II Reading of The 2017 Minutes Architectural Control Committee Summary of 2016 -continued § Special Projects approved included a room addition, a redesign and replacement roof plus others. § Disallowed for color: 11 projects total § 3 homeowners account for 9 of the 11 disallowed colors. Even with guidance and recommendations, they kept submitting similar color samples. § Other disallowed projects include vinyl fences and corrugated PVC roof over a deck. § The ACC could not do it’s job without the support of the Trustees and the homeowners. 20

Countrylane Woods II Reading of The 2017 Minutes Architectural Control Committee Summary of 2016 -continued § In 2011, the ACC required and continues to require paint samples on a one foot square of material as on the home or to be used on the home. § Indentures require wood tones of tan, brown, cedar, or shades of gray, but not another color with a little gray mixed in. § The subdivision furnished the one foot square siding material on request. 21

Horizontal and corner trim must be the same color as the home. § Homes are getting older and in need of more upkeep. There are more home repair and improvement projects to review every year. Help preserve our neighborhood 22

Upcoming events: §Spring limb chipping will be April 10 th. Limbs may be 4 -12 feet long and no more than 6” at the base. Pile size is limited to 15 ft x 4 ft high. §Bulk trash pick up will be the week of April 24 to April 28. There is a 100 lb. limit and no appliances. §Electronics and metals recycling is the 3 rd Saturday of odd numbered months at Schroeder Park. There is a charge for monitors and TVs, Bring a food donation and proof of Manchester residency. 29

May 20 th should be the rain date. §Document shredding will be October 7 th. Bring a food donation and proof of Manchester residency. §Salary discrepancies exist for some Manchester employees. §A salary survey of other cities is necessary. Chesterfield and Ladue just finished their surveys. §Where are we and where do we need to be (planning for the future). The last survey was about 10 years ago. §The City may have to look for ways to generate additional funds with the least disruption to residents. §The tension within the city government over the last 4 -5 months seems to be resolved. 30

The latest survey indicates there are 42 per square mile. People are quite vocal on this subject. Bow hunting is a possibility but there isn’t a consensus right now. Please call the City to report dead deer; 8 have already been picked up. Ash Trees (and others): §A tree committee is working on solution(s): §Street trees §Working on an ordinance §Manchester joined with 3 other cities to have the ash trees removed or treated. Non-street trees may be included in this effort for an upcharge. §Pear ornamental trees are now labeled an invasive species. §If a tree is removed, it doesn’t have to be replaced but the trunk must be cut 31 to the ground.

Is there a required time frame for repairs? §Bow hunting: The trustees would entertain the idea but would need to know about insurance and Manchester would have to approve. §What can be done about property upkeep? Our aldermen are going to work with us on the problem and what they can do. Trustees have no power to mandate upkeep. §Fencing along Big Bend: We will need to study the plot plans. Due to road work, 5 of the 7 homes own the fence property. Two of the fences may be on common ground. Homeowners were offered a negotiated price for painting the fences 3 years ago, but only one responded. We will try to get with the residents again. 34

In 2017 there we NO indenture violations. §Siding Material: For repair or replacement of siding material on Cedar Terrace homes, LP Smart. Side was the most chosen material. §Color Selection: For Cedar Terrace homes, Gray was the preferred color 2 to 1 over all other colors. § 49

Our benchmark color is Sherwin Williams # 7017 “Dorian Gray” §If a color submitted is neutral gray we approve (Unless it too light or near black).
