1. INTRODUCTION This report presents the results of the Transportation Impact Analysis (TIA) conducted for the proposed North 40 Specific Plan (the project).

ANALYSIS OVERVIEW The TIA was conducted by evaluating the operations of key intersections near the site during the morning (AM) and evening (PM) commute periods, when traffic volumes on the surrounding streets are highest. Intersection counts were conducted during the AM peak period (7: 00 AM – 9: 00 AM) and the PM peak period (4: 00 PM – 6: 00 PM) in January and February 2013. Counts from October 2012 were used for the intersections of Los Gatos Boulevard and Lark Avenue.

PROJECT ALTERNATIVES The TIA evaluates two project alternatives, as detailed below: Alternative A Retail: 269, 000 square feet Hotel: 150 rooms Office: 125, 000 square feet (62. 5 ksf medical/dental office and 62. 5 ksf general office space) Residential: 364 units (73 cottage cluster units, 73 apartments and 218 condominium/townhouse units) Alternative B Retail: 400, 000 square feet Hotel: 150 rooms Residential: 364 units (73 cottage cluster units, 73 apartments and 218 condominium/townhouse units)
