Title: Operations Manager – Wagner Interests (Non-O&G Activities) Overview Reporting lines / interfaces ▪ ▪ ▪ Provides leadership, management, accountability, and communication of day-to-day ops and projects Manages reporting system to coordinate and advise employees and upper management of progress, costs, and responsibilities on key activities and projects Develops and executes strategies to effectively and efficiently execute day-to-day operations Responsibilities ▪ Building Management (office/tenant/retail): Manage and coordinate building operations and activities to ensure optimal efficiency ▪ Oversee design and completion of building construction and renovation projects (owner/tenant related) ▪ Wagner Ranch Operations: GIS mapping, wildlife and range management projects, project cost estimates, fleet management ▪ Cost control analysis and management focus implementing savings strategies on the ranch where applicable ▪ Manage effective cost-efficient preventative maintenance programs Reporting to: Direct reports: Key interfaces: CAO Building Manager, Ranch Manager President/Owner, CFO, AP Mgr, Exec VP, Land Skills required ▪ Broad knowledge of building systems and construction processes including MEP systems, construction drawings, and permitting ▪ Complete understanding of agreed landlord-tenant lease relationships ▪ Knowledge and understanding of wildlife management practices ▪ GIS Mapping & coordinate systems ▪ Exceptional interpersonal skills to manage interdisciplinary relationships across project and support teams ▪ Creative and innovative management example to promote new ideas, cost/time saving tactics, and efficiency ▪ High ethical standards promoting high quality job execution in a team atmosphere where a “do it right, do it once” work ethic is the standard ▪ Highly motivated to work in a fast paced multi-disciplined job environment without sacrificing collaboration and fact-based decision making ▪ Exceptional work ethic and tenacity to see things through ▪ Experience and knowledge in finance and project planning Key Deliverables ▪ ▪ ▪ Annual Budgets (Ranch, Building Ops) Maintenance Schedule (Building systems, Ranch Ops) Ranch fleet and machinery upgrade/replacement forecast Ranch Wildlife Management plan and schedule Organization and staffing plans as growth continues Time allocation ▪ ▪ 25% 20% 40% 15% Operational and objective planning Measurement, analysis, and oversight Project planning, cost estimation, scheduling, and execution Communication, coordination, and collaboration | 0
