VALENCIA’S STORY: SUSTAINABILITY AND ENERGY MANAGEMENT
OVERVIEW OF OUR THREE-PHASED APPROACH The Three-Phases: ü Construction of and retrofit for high performing buildings ü Efficiency upgrades of the central energy plants and system controls ü Development of better behavioral practices
SUSTAINABILITY AND ENERGY MANAGEMENT 2 500 000 50 000 Building Area (sf) 45 000 2 000 40 000 35 000 1 500 000 30 000 25 000 1 000 20 000 15 000 500 000 10 000 5 000 0 0 2007 -08 2008 -09 2009 -10 Total sf 2010 -11 2011 -12 2012 -13 Total k. Wh 2013 -14 Energy Consumption (k. Wh) BUILDING AREA VS. ENERGY CONSUMPTION
SUSTAINABILITY AND ENERGY MANAGEMENT
SUSTAINABILITY AND ENERGY MANAGEMENT ü Valencia has cut energy consumption by nearly 12 million k. Wh annually over the first five years while increasing its footprint by over 500, 000 square feet. ü Valencia has reduced the k. Wh usage per square foot by nearly half in five years. ü From a financial standpoint, we saved approximately $3, 000 in FY 2012 -13 alone by making these changes.
HIGH PERFORMING BUILDINGS
HIGH PERFORMING BUILDINGS How and What Did We Do? ü Developed our own Architecture & Engineering Design Guidelines to clearly communicate what we expected of our constructed environment ü Educated ourselves on what energy credits were available and selected those that aligned with our purpose ü Set a minimum performance threshold for our new and remodeled buildings to be LEED Silver, Two Green Globes, or equivalent ü Sought and selected A/E professions who showed clear experience and repeated success in the design of high performing buildings
HIGH PERFORMING BUILDINGS As a result, since 2007 Valencia has completed four buildings certified as LEED Gold and two buildings certified as Three Green Globes
SYSTEM EFFICIENCY UPGRADES
SYSTEM EFFICIENCY UPGRADES How and What Did We Do? ü Replaced antiquated chillers with high-efficiency chillers ü Reworked our flow system to a variable primary flow system ü Moved all drives to variable speed drives ü Piloted magnetic bearing, oil-free chillers on one of our regional campuses and one of our area campuses ü Piloted thermal-ice storage on one of our area campuses
SYSTEM EFFICIENCY UPGRADES How and What Did We Do? ü Moved from seven different controls vendors to a single, integrated system, allowing Valencia to more easily: ü Optimize energy performance of the central energy plants based on the actual campus load and demand ü Become focused experts in one system and one programming protocol – essentially allowing our technicians to completely know that single system, inside and out ü Test our technicians and engineers' hypotheses about proposed improvements in sequences based on real time conditions – this field experimentation was crucial to dial-in our thermal-ice storage deployment project
SYSTEM EFFICIENCY UPGRADES As a consequence, through the sense of mastery and control over the system and by providing the state of the art in central plant functionality and ease of use, our plant operations team has an abundant sense of “ownership” in the system and in their jobs – saving energy while increasing morale and productivity in the process.
BEHAVIORAL PRACTICES
OUR FOCUS ON BEHAVIORAL CHANGE ü Creating a culture of energy conservation across all campuses ü 33 months into behavioral program: more than $3. 5 million in savings ü Energy consumption reduced: ü 25% overall ü 13, 200 equivalent metric tons of CO 2 reduced ü On target to reach $1 million in annual behavioral energy savings in FY 2014 -15 ü Establishing Valencia College as a leader in energy conservation — locally, statewide and nationally
OUR FOCUS ON BEHAVIORAL CHANGE Deliberately focused on the people, then constant communication and transparency 1. Fostered support at key executive and senior leadership levels 2. Created an Operations Manager role focused on an energy education to compliment the Operations Manager in place who was focused on energy efficiency 3. Elevated key staff members to a committed and focused energy savings and sustainability role – developing Energy Champions 4. Met with Administration, Departments, Associations, and Students to share the message and the intent 5. Interacted with others and lived by three simple – but constant and effective values: Patience | Respect | Persistence
SUMMARIZING THE SUCCESS OF THE THREE-PHASED APPROACH AT VALENCIA COLLEGE
THE BOTTOM LINE ü In the past five years (fiscal year 2007 -08 to 2012 -13), we have: ü reduced our energy usage — measured in Kwh per square foot of space — by nearly 47% ü while simultaneously increasing the constructed environment by 25%
Final Thoughts
@ VALENCIA COLLEGE ü Creating long-term sustainability requires changing how faculty, staff and students view and use energy ü Traditional, mechanistic approaches should be investigated and implemented ü Behavior modification impacts entire organization ü Leadership, staff, students engaged in creating an energy conservation culture ü Maintains, improves comfort ü Creates a positive educational environment ü Partnering with experts was essential ü To achieve maximum savings now and years to come ü To significantly reduce our carbon footprint ü Requires a customized, comprehensive energy management plan
SO, WHAT CAN YOU DO? ü Evaluate a behavioral approach to energy conservation ü Gather information and explore savings opportunities ü Lead your organization to achieve positive outcomes: ü Create a conservation ethic and culture ü Positively impact the environment ü Keep financial resources in your organization ü Receive positive media coverage ü Celebrate your successes ü Every day that passes is a missed opportunity
