Overview • The Mill at Broadway is: • • • Infill Development Master-planned community Encompasses just over 38 acres Medium density (~32 -36 homes per acre) Just south of downtown Sacramento (and is still part of the central city or urban core) Will include: • 1, 000 residences of various sizes and types Typical sizes range from 550 -1500 square feet • Detached, duplex, and multifamily dwellings • • A 3. 5 acre park, a public market, bike connections
Where are we?
Timeline • 1926 - Sacramento’s first lumber mill opens on site • 1930 - Farmers co-op market built on 5 th Street • 2007 - Discussion begins with the Setzer Family after the City’s new general plan is released • 2011 - Draft Environmental Impact report submitted and the project is approved • 2015 - Ground clearing and construction begins • February 2016 - first residents move in • July 2017 - Setzer forest products shifts remaining operations offsite • December 2017 - first phase of 173 homes complete • May 2018 - first residents of Phase 2 move in
