Most property management companies in South Africa include a clause in their air con maintenance programme, in which they state that the AHUs are to be chemically cleaned once per year, and rinsed with water three times per year thereafter. But few companies have any way of monitoring that the programme is carried out as prescribed. More importantly, they have no way of measuring the effectiveness of the programme either. Water DOES NOT CLEAN - It merely rinses. If water cleaned, then we wouldn’t have invented soap.
The O 3 GOING GREEN Programme is designed to: 1. Provide Facilities Managers with accurate feedback on the results of the O 3 coil cleaning programmes 3. Assist Air Con Maintenance Contractors to achieve those results efficiently, and cost-effectively 4. Through our distributors- Metraclark, provide a nationwide backup service to the air con industry.
TO START THE O 3 GOING GREEN PROGRAMME The Contractor must identify the contract building • Where is the building situated? (town and street address) • From this information O 3 will link: • GPS co-ordinates to direct the Contractor to the site • the site-Technicians - we need their names • the site’s Facilities Management • the site’s Owner / Landlord
He will also identify • all the site’s AHUs, mid-walls, cassettes, consols, evaporators, and condensors by serial number, or any other acceptable form of identification. • those units servicing restaurants, fast food outlets, bakeries, or any form of cooking. They will require O 3 Alkaline Coil Cleaner instead of the normal O 3 Acidic Coil Cleaner.
The O 3 Website GOING GREEN Programme 1. The Contractor sends the information to O 3 Control either by linking to our website, or e-mailing a spreadsheet with all the data recorded 2. From this info O 3 Control will print up a colour-coded gummed identity tag for every unit, which will be sent to the Technician 3. He will attach them on a conspicuous spot on the upper frame of each specified unit 4. The colours of the tags match the colours of O 3 bottles 5. The coloured tags serve to remind the Technician which product to use on the coil when cleaning it

Gathering the Information 1. After the colour-coded tags have been attached, 2. The Technician measures the Length x Height of every unit on site 3. The information, which is linked to the tag, is sent via his smart phone to O 3 Control. 4. Alternatively he can enter the information on an O 3 Excel spreadsheet, and e-mail it to O 3 Control
Establishing a Dataset 1. O 3 Control will capture the information, and establish a dataset. 2. Every time the Technician services the unit, he will use his smart phone to scan the tag, and send the “Before” and “After” results to O 3 Control 3. Alternatively he can send them on a spreadsheet.
Establishing a Budget All data relating to this identification links to: • where the units are situated on site – by floor, and location • AHU measurements (length and height), including measurements for all the other units (mid-walls, consols etc) in the air con system From these, the O 3 Program calculates the volume of the AHU in m². to determine the quantity of O 3 chemicals needed for cleaning.

How clean? O 3 advocates 1 deep clean every year using a chemical dilution of 1: 1, and three cleans using a chemical dilution of 1: 15. Water doesn’t clean. Chemicals clean Water is only used to rinse off the chemical.

How Clean? The Clean Using the camera on his smart phone, the technician points it at the tag. He will be linked 1. to the O 3 Web-site Asset Management Programme: 2. it will Identify the building where the coil is situated 3. It will Identify the coil in the Programme 4. He records the appearance of the coil by taking a picture.
1. He records the “Before” air flow readings with his anemometer. 2. Using his smart phone, he transmits them to O 3 control Alternatively he can record the readings on a spreadsheet.
The air flow readings are taken in the following manner: Start at the corner top left. Obviously there would be fewer readings on smaller coils
He then applies the O 3 chemical

How Effective? 24 hours later, the technician records the “After” airflow readings, and sends them to O 3 control Obviously there would be fewer readings on smaller coils
1. The programme records all the data onto a spreadsheet. 2. The data is also transposed onto a coil image. 3. This enables the contractor (wherever he may be) to “see” the results of the clean on the coil. The top figure is the “Before” reading and the lower is the “After” reading In this case, where there has been no improvement, we would ask the technician to re-clean that area.
1. Have a look at the next slide. We use colour-coding to differentiate among the results achieved 2. Red is for improvements in air flow of more than 50% , This shows that the coil was very dirty 3. Yellow is for improvements between 20%-40% 4. Green is for less than 20%. It indicates that the coil was in a reasonably good, clean condition at the start of the clean, and therefore the percentage improvement was low. 5. The target improvement is less than 10%. It shows the coil is in pristine condition
1. We realise of course that the Facilities Manager and the Contractor do not have time to trawl through hundreds of readings. 2. They don’t have to! That’s our job. 3. O 3 Control analyses all the data, and prepares a report, which is submitted to the Facilities Manager and the Contractor
How Much? • It is essential that a Contractor should know in advance what the cost of chemicals will be for a contract. • O 3’s programme does this, including detailing the cost of the different types of chemicals needed for the job. • O 3 creates an estimate of chemicals required by chemical type (either Acidic or Alkaline coil cleaner) for each AHU, • or O 3 Smart. Air and O 3 Smart. Finish for mid-walls, consols, cassettes, and hide-aways
• From this O 3 creates a total budget by chemical for the entire building • O 3 also creates a budget by chemical (Acidic Coil Cleaner or Alkaline Coil Cleaner) for each clean i. e. a 1: 1 dilution once a year, and a 1: 15 dilution three times per year. • the budget automatically works out the number of bottles (concentrate) required to clean by type.

A first in the industry. The programme is designed to help the Contractor limit his chemical purchases to the requirements of the contract. No excessive stockholding.
Helping the Contractor with his stock-holding Every time the Contractor orders chemicals for a particular contract, he, or his technician, will be required to submit a purchase order to Metraclark stipulating against which contract they are ordering. In this way Metraclark and O 3 keep a record, which will allow the Contractor to see what quantity of chemicals are being used on site against the established budget. It’s a check, which we think is essential.
O 3 Helps the Contractor to plan ahead • 10 days before any clean is due to take place: • O 3 will alert the contractor. • From the budgets O 3 has prepared for him, he is advised what quantities of each of the chemicals will be required to do that particular clean. • Metraclark will follow up to ensure the stock is on hand • It means tighter stock controls – and less stock-holding for the Contractor O 3 leaves nothing to chance.
