Road Development Plan Preparation of Road Development Plans/ Circulation network plans All Master Plan Roads and important roads in the ULB will be identified and initiate action for preparation of Road Development Plans / Circulation network plans. • If already exists the same will be considered and further necessary action would be taken to implement the Road Development Plan in the ULB. Identification of Properties affected in Road widening Second stage would be Identification of the Properties effected in Road widening to implement the Road development Plans. • List out ownership details /road affected portion etc. , as per the prescribed proforma. Negotiations with property owners and obtaining consents / Obtaining Registered Gift Deeds / Issue of TDR: Third stage would be Negotiations with the property owners by explaining TDR policy and concessions given by the Government in lieu of surrendering the property free of cost to ULB and obtain written consent / Gift Deed from the property owners for each road.

Stage-3 • Once owner agree for the compensation amount immediately consent would be taken

Stage-3 • Once owner agree for the compensation amount immediately consent would be taken from the owner if not he would be given TDR option as well and as soon as possible he agrees demolition will be started in one or two days. • If negotiations fails the authority reserves right to go head with land acquisition and pay the amount to the owner as per the land acquisition act and go head with the demolition • If the owner doesnot agree with the above process, he reserves right to go to court and get the stay order. • Once stay order is issued , court orders should be followed and demolition to be stopped or the property for which stay has been issued should be excluded and work will carried out. • There is no stipulated time period for this process at times it may take 5 to 10 years as well.
