Repair Priorities Discussion Item
Repair Priorities Kettering Borough Council currently prioritises work under the following categories • Priority 1 - 24 Hour • Priority 2 - 7 Days • Priority 3 - 90 Days • Priority 4 - Up to 1 Year (planned reactive maintenance)
So how busy are we, and how are we performing? Jobs completed on Time % Jobs Completed Late Priority Categories Total Priority 1 - 24 hours 1166 98. 07 23 1189 riority 2 - 7 calendar days 1143 77. 13 339 1482 Priority 3 - 90 calendar days 1355 88. 33 179 1534 Priority 4 - 365 days 512 90. 14 56 568 Repairs completed Oct 12 – Dec 12
Why do we need to change? • We are out of step with our sector • Benchmarking with comparable landlords • Our current priorities are • Providing poor customer service • Putting pressure on p 2 repairs due to the gap between p 2 and p 3 repairs
Proposals Our proposal would be to change the priorities to the following categories as follows… • Priority 1 up to 24 Hour • Priority 2 up to 7 Days • Priority 3 up to 28 Days • Priority 4 Up to 90 Days • Planned maintenance will be carried out in a more effective manner by forecasting future reactive planned maintenance and by planning into our budget provision for our medium and long term maintenance programmes.
Our Discussion Today… • We would like you to • Give your views on the proposals. . • Then 1. Look at the reported repairs on your table and decide on the repair priority they attract – or if we are not responsible for the repair. 2. We would like you to consider the 2 repairs on yellow card in more detail. 3. Please then consider the additional information on the red cards.
