REASONS FOR REFUSAL Parish Council • SUSTAINABILITY • Limited bus service • Train service only accessible via narrow bridge without • • • pavement No local amenities with-in walking distance. Supplies, services and medical care only accessible by car No cycle lanes or safe footpaths available to reach out of town facilities Local school is over subscribed

REASONS FOR REFUSAL Parish Council • Traffic • Existing extensive congestion on the single lane road over East Farleigh bridge, creating frequent long delays and disruption • Exacerbated by level crossing gates this affects all development on the South side of the Medway River • Based on a moderate 4 household movements per day this amounts to 36400 a week. Also additional traffic volume created by developments that surround the village • Many dangerous junctions and narrow lanes which lead to regular holdups causing long tail backs and delays • Dean street, a major village route, is extremely narrow and regularly blocked with vehicles unable to pass causing huge tail backs of up to 30 minutes

REASONS FOR REFUSAL Parish Council • Anti-Coalescence • Large areas of green space in East Farleigh are predominantly made up of grade 1 agriculture land • This should be retained in order to maintain MBC’s anti-coalescence policy • The National Planning Policy Framework states ‘The majority of national planning policy is strongly weighted • against development in the open countryside to prevent urban sprawl (Paragraph 79 NPPF) • It also states ‘Development should not compromise future generations to meet their needs’ • This land should continue to be used as agricultural
