Approximate cost of House: • At present Approximates rate of construction in Karachi is Rs. /800 sq. yds. • If the build up covered areas of 80 sq. yds. is 472 sq. ft. (standardized plan No. 3 ) then the cost of house will be Rs. 3, 78, 000/- • If the covered area is 400 sq. ft (standardized plan No. 2 the cost of house will be Rs. 800 x 402=3, 21600/- • If the covered area is 360 sq. ft (standardized plan No. 1, the cost of house will be Rs. 2, 88, 000/- 4
Land/plot cost: • As per their estimates the cost of plot will be Rs. 1, 500 per sq. yd, it mean the cost of plot will be Rs. 1, 20, 000/- if the land allotted on subsidized rate by the Govt. 5
Procurement of Land • Under the Karachi Building Town Planning Regulations 2002, 29 plots of 80 Sq. Yds and 20 plots of 120 Sq. Yds can be developed. • In the light of the above, for 50, 000 low cost houses in the first phase, land as per the following details would be required: - CIty --------- • Karachi • Lahore • Islamabad • Peshawar • Quetta Total 80 Sq. Yds --------720 Acres 500 Acres 250 Acres --------2500 Acres For the construction of 250, 000 low cost houses over a period of 5 years 8625 acres for 80 Sq. Yds and 1250 acres for 120 Sq. Yds will be requested in the selected cities. 6
Financial Assistance from HBFC to the Allottee – HBFC will provide the mortgage finance as per its loaning policies for upto 20 years, on a debt equity ratio of 80: 20. – In case the Government intends to provide financing to the low cost houses on subsidized rates, the Government through State Bank of Pakistan may provide specific credit line to HBFC. 7
Financial Assistance from HBFC to the Allottee – The 20% cost of house and cost of plot and external charges will be recovered by the City Government from the allottee in monthly easy instalment or as decided by the Government. 8
