BOUBEHEER / BUILDING CONTROL OPSIT VAN WENDY HUISE PLANNE Up to 10 m 2 is permitted for the purpose of storage and can be submitted as a minor application. Cannot be used for accommodation etc. If larger than 10 m 2 then it must be submitted as a formal application that must fully comply with the NBR. CARPORTS / PLANNE Carport plans can be taken in as a minor application up to 40 m 2. Above that it is a formal application which would also require an engineer to sign off the structure. If carport is proposed to be erected in a complex, estate etc. necessary approval from HOA will be required with the application. Should the structure be located over the building line or on the boundary, an application for the relaxation of the building line would have to be submitted to the Town Planning Department for consideration.

Above 1. 8 m a formal application together with an Engineers appointment will have to submitted. Please keep in mind that the appearance of the wall must be aesthetically pleasing and not objectionable. Above 2. 1 m an application would have to be made to the Town Planning Department and could include obtaining your neighbours consent. • ELECTRICAL FENCING: It is advised to submit a minor building plan application which will indicate that no part of the fence is located over your property (facing inside your property) and to check the height for safety reasons.
GREENHOUSE / GROENTE TONNEL Up to 15 m 2 can be submitted as a minor application. Above that would require a formal application and the approval from the Town Planning Department and our Aesthetics Committee. The Municipality must ensure that these structures are not unsightly or objectionable to the surrounding properties
BUILDING BLOCKS TERRACE WALL GUIDELINES Up to 3 to 4 blocks no plans will be required. Over 1 m a minor building plan will be required an engineer to sign off structure. A barrier will also be required to prevent against falling and must be a minimum of 1 m high and with no opening exceeding 100 mm.
ENCLOSING OF PATIOS Will be accepted as a minor building plan application. If the patio is located above 10 m from NGL an engineer will also have to sign off the structure. Each application will be dealt with on its own merits and should it be excessively large, a formal application would be required. If a patio is to be enclosed and is located in a complex, estate etc. necessary approval will be required from the HOA with the application.
AWNINGS AT ENTRANCE DOORS No plans required for awnings not exceeding 1 m projecting from wall that it is affixed to. Should the awning have columns holding it in place, a minor application would be required and it would be included in the coverage of the property.
MUNISIPALE AANSLUITINGS = (ERWE GEBOU TE WORD) These tariffs get charged when submitting plans for a new structure and are as follows: Water Meter: R 3500. 00 Vat Inclusive. Water Deposit: R 958. 00 Vat inclusive. Sewer Connection: R 3964. 00 Vat inclusive. Please note that should there be a septic tank/conservancy tank on the property the sewer connection fees will not be charged. All tariffs are as reflected on the approved Municipal Tariff List available on the Municipal Website.

CHANGING GARAGES INTO FLAT LET A formal building plan would be required indicating the change of use and providing all relevant XA Regulations. Town Planning Department will also give input/comment on these submissions. It is strongly advised that the applicant first consult with the Town Planning Department before a plan is compiled.
BESIGHEDE VANUIT WOONEENHEDE A minor building application would be required if only the use of the room/s changes, should there be any additions / alterations required to accommodate this activity, a formal building plan application would be required. ONTOELAATBARE TIPES BOUMATERIALE EN STRUKTURE – ASOOK SONPANELE, WINDLAAIERS, ENS. All unconventional building methods will require an Agrement certificate certifying the building method and materials used. An Engineer will also be required to sign this type of structure off. ALL building materials used in ANY structures must be SABS accredited or tested by an approved testing authority SOLAR PANELS: Section 13 of Act under Minor works indicates as follows: “the erection of any solar water heater not exceeding 6 m 2 area on any roof or 12 m 2 when erected other than on any roof”
WIND TURBINES: A minor building application to be submitted together with an engineer’s appointment to sign off the structure. It must be noted that these types of structure could pose a nuisance factor to the surrounding property owners. It is advised that the applicant first consult with the Town Planning Department before a plan is compiled as this may require a consent application.

We however pride ourselves in reducing the abovementioned timeframes considerably. It must be noted that the more complete an application is the quicker it can be processed.
