Companies both large and small have begun to realize the potential of leveraging flexible space arrangements to better manage their liquid workforce and short-term space needs. Since 2010, the flexible space sector has grown at an average annual rate of 23%. That compares with just 1% average annual occupancy growth of the broader U. S. office market.

The $1. 5 billion Mercedes-Benz Stadium downtown opened summer 2017 and will house Atlanta Falcons and Atlanta United. The Georgia Dome has been demolished and a future convention hotel and a park, which will serve double duty as premium parking for events, will eventually be built on the site. The Underground Atlanta transaction closed March 31, 2017. This will revitalize downtown Atlanta with a $300 million mixed use development project including housing and retail. Also, Newport, a private equity real estate investment group with German roots is active in acquiring and developing south downtown Atlanta. Meanwhile, the city and the Atlanta Hawks’ $192. 5 million plan to overhaul Philips Arena is complete with the new name State Farm Arena. Lastly Centenial Yards has been approved which is a $5 Billion, 40 acre downtown redevelopment project that will transform the swath of parking lots and railbeds downtown known as The Gulch into 15 new city blocks of apartments, office, retail and parks.
