Campus Building Overview: Wayne State’s main campus covers approximately 200 acres in Detroit’s Midtown neighborhood and includes more than 100 buildings totaling 10. 8 million gross square feet. The School of Medicine campus, the nation’s largest single-campus medical school, is adjacent to the Detroit Medical Center. The University has six student residence halls and apartment complexes, housing more than 2, 600 students. The Wayne State University Library System comprises the following: • Shiffman Medical Library • Arthur Neef Law Library • Science and Engineering Library • The Walter P. Reuther Library of Labor and Urban Affairs • Purdy/Kresge Library • David Adamany Undergraduate Library B. Project Overview: The University currently has generators made by Generac, Kohler, Onan, Cummins, Catepillar, and Balnor. The University is looking to combine all generator maintenance and award the service to one provider. The University is looking for the following in a service provider: Scheduled Maintenance There will be a scheduled number of specific service events and associated labor will be performed during normal business hours. Basic materials and supplies determined necessary by the Technician for the normal performance of Scheduled Maintenance are to be included in the annual fee.

All PM work to be performed in accordance with manufacturer recommendations. The manufacturer of generator and its required service requirements are as follows as a minimum: Battery and Charger Inspection Operational • • Check Fluid Level. Check Voltage. Check Cable & Connections. Check Charger output. Engine , Inspection Operational • • • Oil Pressure. Cranking Voltage. Safety Shutdowns and Pre-Alarm. Crankcase Blow-by. Lube Level. Spark Plugs. Leaks. Abnormal Noise or Vibration. Alternator Output.

I. Scope of Work D. Regular Maintenance-Annually – This is the MAJOR PM work, listed below: • • Change Engine Oil & Oil Filter. Change Fuel Filter. Adjust Valve Lash. Lubricate Generator Bearings. Replace Spark Plugs. Change Air Filter. Includes minor PM work, inclusive of list below Diesel fuel will be checked for fuel condition, growth of microbiological contamination and overall condition. Any remediation will be at extra cost.

Check Air Filters Start and observe generator and equipment operations. Verify engine and generator safeties for properation. System test with or without load. “With load” testing must be scheduled in advance with FP&M with seven days notice minimum. Intake/Exhaust Systems • • • Inspect air cleaner elements and entire intake system. Inspect exhaust system and rain cap. Inspect louver operations.

Inspect drive belts, observe alignment and deflection. Inspect radiator surfaces, shrouds and barriers for obstructions. Visually inspect low temperature after coolant. Automatic Transfer Switch (maintenance of ATS not in this contract) • • Visually inspect all power and control wiring. Visually inspect switch mechanism and enclosure. Visually inspect controls and time delays settings. Verify function of exercise clock F. Load Bank Testing 2 or 4 Hour load bank testing (For burning of exhaust slobber build up , ability to provide the required horsepower over time , frequency stability and the alternators ability to provide required voltage stability and output). See Cost Schedule C. All load bank testing will be performed on an as-needed basis. Testing is required to be scheduled with the Director/Associate Director of Maintenance Trades
