Why Use a Buyer’s Agent Purchasing a home is a big step, and a big decision. The average person spends around 1/3 of their income on their home. The home that you choose has a big impact on your life, and can have a big impact on your finances, as well. A good Buyer’s Agent is invaluable to a Buyer, and can be the difference between a wonderful transaction, and a nightmare. 1. Full Access to the MLS - The Multiple Listing Service (MLS) is a powerful tool that only Realtors can access. When listing agents market a home for sale, they typically allow any Realtor to present the home to potential buyers, and to present contracts for purchase. The MLS is a database of all homes listed by Realtors, and represents roughly 99% of the homes for sale in any given market. The MLS has evolved into an extremely powerful search engine that allows a Realtor to enter in search criteria, and returns only homes that match those specific parameters. 2. Maximize Your Time - While driving neighborhoods is an excellent idea to help you decide which locations you prefer, it’s not a very efficient way to find your new home. Your Buyer’s Agent will listen to your needs, make fantastic suggestions based on your likes & dislikes, and provide you with a list of homes that ALL match your wants & needs. A good Buyer’s Agent will help you better organize your search & decision making process – saving you valuable time. 3. Representation - Listing Agents enter into legally binding agreements that require them to ALWAYS act in the best interest of the Seller. Luckily, your Buyer’s Agent is there to make sure YOUR best interests are accounted for. With your expert Buyer’s Agent in your corner, you can rest assured that you’re on, at least, even ground with the home seller. 4. Negotiating Power - The MLS maintains a record of, not only all homes listed by Realtors in a given market, but also the sales price of those homes. Your Buyer’s Agent will run a Comparative Market Analysis (CMA) to determine a prospective home’s Fair Market Value (FMV). In simpler terms, your Realtor will look at similar homes in the same neighborhood that have sold recently. This way, you will know whether or not the seller has their home priced fairly. 5. Experience - The average person buys 3 -5 homes in their lifetime. A good Buyer’s Agent will assist in 2 -3 home purchases every month. What might seem complicated and intimidating to you is fairly common and familiar to your Realtor. Your Buyer’s Agent will know what to expect, and will know when to alert you if anything out of the ordinary occurs. 6. Industry Contacts - It takes a lot of people to close a real estate transaction – Buyer’s Agent, Listing Agent, Loan Officer, Inspector, Appraiser, Insurance Agent, General Contractors, and sometimes more! A good agent will come with a strong closing team that has performed in the past, and will continue to perform. A transaction is only as strong as its weakest link! With your Buyer’s Agent & their closing team, you can rest assured that you will have plenty of support. 7. For homes on the MLS, the Seller offers a commission to the Buyer’s Agent. The 6% number that is often spoken of refers to the total commission the Seller pays. Often this amount is divided in half with 3% to the Listing Agent and 3% to the Buyer’s Agent. However, commissions do vary. It is all negotiable and decided between the Seller and the Listing Agent. We have seen the amount of BAC offered range from a flat $10 to as high as 4. 5% of the purchase price. The vast majority of homes listed on the MLS do offer between 2. 5% and 3%. Many homeowners try to sale their homes by themselves, For Sale By Owner (FSBO), without a Listing Agent and without listing it on the MLS. We are more than willing to help our Buyer’s purchase a FSBO. The vast majority of these Sellers are more than happy to pay a 3% BAC to a Buyer’s Agent. On our Team, we ask our clients to help us receive a 3% BAC for our services, although we only require a minimum of 2. 5% BAC on our Buyer-Broker Agency Agreement. When a Seller offers less than 3%, we ask permission from our Buyer’s to allow us to request a 3% BAC with any offer that we send in. Different Types of Homes for Sale In today’s market, it is crucial that a Buyer understand the different types of listings/Sellers to have the best chances of landing an amazing deal. Below is a list of the different types of Sellers/Listings and the pros and cons of each type: 1. Equity Owner Occupied Homes: a. Definition: Sellers are owner occupants who have plenty of equity to sell their home b. Pros: Well-maintained, accurate seller disclosures, sellers great source of information c. Cons: Sellers emotionally connected to home, can make negotiations difficult 2. Rentals/Investment Properties: a. Definition: Non-owner occupied home used for rental revenue b. Pros: Seller not emotionally connected, easier to negotiate with (all about numbers) c. Cons: Bare minimum maintenance, Sellers not great help with disclosing condition 3. Flips/Remodels: a. Definition: Homes bought, remodeled, updated and sold for a profit b. Pros: Remodeling already done, negotiations just about the numbers c. Cons: Quality of remodeling, pay $2 for every $1 put in, not much info from Sellers as to history of home 4. Short Sales: a. Definition: Seller owes more than market value of home, requests bank to accept less than what is owed instead of foreclosure (foreclosure is a very costly procedure) b. Pros: Can sometimes get home for less than market value c. Cons: Take a very long time, some never work, banks often approve price higher than the list price, distressed property which has years of deferred maintenance, Sellers not great help with condition 5. Bank-Owned/Foreclosures/REO: a. Definition: Bank forecloses on a home and puts it on the market to recoup their loss b. Pros: Can sometimes be a very good deal c. Cons: No Seller Disclosures, deferred maintenance, poor condition and vandalism as home sat vacant for an extended amount of time 6. For Sale By Owners (FSBO): a. Definition: Owner tries to sell home without Realtor and off the MLS b. Pros: Can sometimes get good deal, less chance of multiple offer with less exposure c. Cons: Easy for experienced seller to take advantage of Buyer, difficult for buyer to obtain accurate info on home, lack of liability protection without Realtors 7. New Construction: a. Definition: New home partially or fully or to be built. b. Pros: Brand new; can be built custom or semi custom; usually not multiple offers; choose features and pick floor plan; usually come with warranty c. Cons: Usually end up must more costly than originally advertised/contracted; take a while to repair/find kinks; time consuming process with lots of decisions; conceptual vs. actual; can’t lock interest rate until finished; usually more expensive to build custom home Your Dreams, Our Mission
