Building Green: Part 1: NWF Headquarters located in Reston, VA
Setting Goals: NWF recognized its employees as its most valuable asset during building design.
NWF Green Building Attributes • Energy efficient modeling to align & design building • Smaller building & energy savings from space design • • • Daylighting provided throughout Narrow building footprint • Passive solar heating/cooling & water heating • Energy efficient chiller design & blower motors
Green Strategies • Glazing on north face windows to reduce heat loss • Balconies added in lieu of operable windows with greater energy efficiency & cost savings • East-west orientation is most energy efficient • Located near Metrorail & community bikes for staff • Demonstration wildlife habitat & wooded areas • HVAC system size reduced by 80 tons from green design
Additional Green Strategies • Total energy savings of $60, 000/yr. from green design reducing energy use by 40% • Environmentally preferable materials including FSC & Interface recycled content carpet, both contribute to LEED credits • Ventilation rates & air filtration improve on ASHRAE 62 • Site design provides shelter, food and water for a diverse set of wildlife habitats • Recycling containers are provided at the point-of-use. A staging area is at the loading dock.
NWF Headquarters: “State-of-the-Shelf” Approach to Sustainable Design AIA Committee on the Environment 2002 Top Ten Green Projects for contributions to surrounding ecosystems & using high-performance, energy-efficient technologies & environmentally sensitive materials
Sustainable Site Features water retention & quality protection, native species & no irrigation
NWF Headquarters: Site Features Educational Trails, Ponds & Plantings
Sustainable Material Features FSC Certified Wood used for veneers, doors, & reception desk
Energy Features • Green-e Certified Power Receives Credit in LEED & is used for NWF Headquarters. • Of all energy related activities, green power reduces the greatest amount of pollution.
Adopting Standards • Forest Stewardship Council certifies sustainable forest management and issues chain of custody for wood and wood products. NWF installed FSC wood products. • Designed prior to market launch of LEED-New Construction, NWF will enter the LEED-Existing Building program in 2004.
What is USGBC? • U. S. Green Building Council • Developer and administrator of LEED® • An organization of organizations, whose members promote buildings that are environmentally responsible, profitable and healthy places to live and work.
U. S. Green Building Council: Setting the Standard for Green Buildings Part 2: USGBC And LEED®
® What is LEED ? • Leadership in Energy and Environmental Design • A standard which certifies design, construction, operations and maintenance of environmentally friendly buildings • In other words, a green building rating system.
® Successes of LEED … • LEED provides for designing, constructing, operating & certifying the world’s greenest buildings • LEED is applicable to all building types and LEED registered projects are being built in all 50 states and 9 foreign countries. • In just two years, LEED captured about 5% of US commercial market
® LEED-NC Market Transformation Registered Projects by State* - Top 10 *As of 03. 16. 04 All statistics exclude pilot projects
What is Green Design? Design & construction significantly reducing or eliminating negative impact of buildings on the environment & occupants in five broad areas: • • Sustainable sites Safeguarding water & water efficiency • Energy efficiency & renewable energy • Conservation of materials & resources • Indoor environmental quality
Why Build Green? Environmental Impact of Buildings* 65% of total US electricity consumption § 36% of total US primary energy use § 30% of total US greenhouse gas emissions § 136 million tons of US construction & demolition waste (2. 8 lbs/person/day) § 12% of US potable water § 40% (3 billion tons/yr. ) of raw materials use globally § * Commercial and residential
Benefits of Green Buildings • Environmental benefits – Reduce impacts of natural resource consumption • Economic benefits – Improve the bottom line • Health and safety benefits – Enhance occupant comfort & health • Community benefits – Minimize strain on local infrastructures and improve quality of life
Economic Benefits: Saving Money and Resources 100, 000 ft² LEED™ building saves* • $80, 000/yr in energy costs • $93, 000 through 186 tons of waste reduction • $44, 000/yr for avoided wastewater treatment & water conservation • $53, 368/yr from energy efficient appliances & lighting * about 50% in operating costs, MTS Economic Benefits Standard
Economic Benefits: Reducing Costs Competitive first costs § Integrated design allows high benefit at low cost by achieving synergies between disciplines and between technologies Reduce operating costs § Lower utility costs significantly; Johnson Controls provides a 30 -year written guarantee of operational cost savings from all LEED buildings it manages. Optimize life-cycle economic performance
Economic Benefits: Solid ROI Increase building valuation • Using the income-capitalization method: asset value = net operating income (NOI) divided by the capitalization rate. If the cap rate is 7%, multiply the reduction in annual operating costs by 7 to calculate the increase in the building’s asset value. • Green building cost/investment is 20 year net benefit of $50 to $66/ft² based on 33 green buildings (USGBC/Capital-E 2003), and 10% net dollar savings for the total investment from 300 Johnson Controls Green Buildings (Leonardo Academy 2001).
Economic Benefits: Good Business Practices • Decrease vacancy, improve retention – Marketing advantages • Reduce liability – Improve risk management
Economic Benefits: Major Market Impact Projected 70% US Commercial Green Building Market Penetration* • • • Energy Savings & Daylighting: $36 billion/yr Construction Waste Reduction: $6. 7 billion/yr Water Pollution Savings from Water Conservation: $20 billion/yr Energy Savings from appliances & Lighting: $24 billion/yr Added Value from Increased Occupant Productivity, IAQ & Reduced Absenteeism: $632 billion/yr Increased Retail Sales: $800 billion/yr Emission Reductions’ Market Value: $1. 1 billion/yr Total • $1. 5 trillion/yr value added * Leonardo Academy & MTS Projections 2003
Economic Benefits: Productivity Improve occupant performance § Reduce estimated $29 -168 billion in national productivity losses per year § Student performance is better in daylit schools Reduce absenteeism and turnover § Providing a healthy workplace improves employee satisfaction Increase retail sales with daylighting § Studies have shown ~40% improvement
® Why Was LEED Created? • Facilitate positive results for the environment, occupant health & financial return • Define “green” by providing a standard for measurement • Prevent “greenwashing” (false or exaggerated claims) • Promote whole-building, integrated design processes
® Why Was LEED Created… § § Use as a design guideline Recognize leaders Stimulate green competition Establish market value with recognizable national “brand” § Raise consumer awareness § Transform the marketplace!
® LEED Overview • Whole-building approach encourages & guides a collaborative, integrated design & construction process • Optimizes environmental & economic factors • Four LEED certification levels: Certified Silver Gold Platinum 26 - 32 points 33 - 38 points 39 - 51 points 52 - 69 points
® LEED Certification Process Step 1: Project Registration § LEED letter templates, credit interpretation access, & on-line project listing Step 2: Technical Support § Reference package Credit inquiries and rulings Step 3: Building Certification § Upon documentation submittal & USGBC review
Certification Benefits: Recognition of Quality Buildings & Environmental Stewardship • • Third party validation of achievement Qualify for growing array of state and local government incentives Ensure green building benefits/savings over building life Contribute to growing knowledge base LEED certification plaque to mount on building Official certificate Receive marketing exposure through USGBC Web site, case studies, media announcements
