Floor Plans ● A floor plan is a scaled diagram of a room or building viewed from above. ○ may include measurements, furniture, appliances, or anything else necessary to the purpose of the plan ● Floor plans are useful to help design furniture layout, wiring systems, and much more. They're also a valuable tool for real estate agents and leasing companies in helping sell or rent out a space.
The Importance of Floor Plans ● Floor plans are essential when designing and building a home. ● A good floor plan can increase the enjoyment of the home by creating a nice flow between spaces and can even increase its resale value.
Space and Views Because a space in a home is limited, you must use it wisely! � A floor plan has been drawn as if the roof has been taken off, providing a downward view. �
Space ●An efficient way to organize space is categorized in three major areas: ○ Quiet or Private areas ○ Service or Work areas ○ Social or Public areas
Functional and Needs �One of the most important factors in evaluating a floor plan would be the traffic pattern. �The paths people take as they walk from room to room during everyday activities.
Traffic Patterns �Convenient pathways to all areas of the home �Hallways should be as short as possible to avoid wasted space �Easy access should be provided between closely related areas �Give the kitchen easy access to all areas of the home
Needs How many people in the family? � Anyone with special needs? � Any small children? � Storage needs? � Others? �
Economy of Construction �Making sure to use the most of the space you have �Installing plumbing and wiring closer together.
Good Questions to Ask Would all members of your household have enough space to satisfy their needs? � Are rooms grouped according to function? � Are quiet areas away from public view and traffic? � If a multipurpose room exists, can it be used for all intended purposes? � Are eating areas close to the kitchen? � Is the construction economic? �
Is space provided for entertaining as well as day -to-day living? � Are the entrances conveniently located? � Are the traffic patterns safe and convenient? � Is the house free of barriers? � Is there ample storage space? � Does the plan need to be modified for people with disabilities? �
