An ELS Property, Viewpoint Golf Resort –Mesa, AZ : (no recent aerial photo was found for this development) this old aerial photo shows how crowded and packed together the mfg’d homes are when only a 10’ distance is provided between dwellings. The other photos show close the homes are with 10 feet between dwellings. In comparison, Sedona Shadows and Sunset Village were developed decades ago with a conscious effort to provide space around each home giving both of these 55+ communities a more residential appearance common to how land based residential homes are set up. Next page shows how close dwellings are to each other. This should be a major concern for how quickly wild fires would spread to each dwelling.

Homes have 10’ between them… between the carport and the next home. The dining area looks directly into the carport next door – residents have to hope the neighbor does not have a motorcycle revving up every day, or ATVs. Streets across from community facilities have access to parking lots for visitors. All other residential streets have no parking for visitors so guests park on the streets making the street very narrow for driving between guest cars and trucks. Many many residents have golf carts and a car or truck so there is no room for guest parking except on the streets. How will first responders get to any emergency when the streets are crowded with guest parking?

ELS’s View Point Homes Back-to-Back: if a resident has a small outdoor patio behind

ELS’s View Point Homes Back-to-Back: if a resident has a small outdoor patio behind his/her carport storage shed, what will the view really be? Another A/C unit like those below? Another A neighbor who watches sports on an outside TV with the volume way up? A neighbor who has a dog that barks at all hours at the slightest sound outside?

ELS – the planning looks good on paper: Great Amenities, yes… and the roofs

ELS – the planning looks good on paper: Great Amenities, yes… and the roofs the color of the Red Rocks – but what color will the carport roofs be? The standard white aluminum, thus making it like a patchwork quilt? And from 89 A will the views of the tiered homes, and those hugging the land’s curves look as varied and hodge-podge from the front thus as those below? Will ELS preserve the trees and pant life indigenous to the area so it does not look like the flat barren terrain of Mesa as in the photos below? What plans do they have to prevent a “cookie cutter” look to replace the natural landscape of El Rojo Grande? How will ELS ensure El Rojo Grande “fits” with the existing Sedona Shadows that was built with space around each home, and space for guest parking “off the street”? Sunset Village in West Sedona is another community developed with more spacious areas around each unit, and room for guest parking in nearby designated parking areas. First Responders have no difficulties navigating the streets of Sedona Shadows and Sunset Village.

Amenities are Great! But… • Lot rents, current Sedona Shadows rents indicate $1000 - $1, 200 per month (rents increased after ELS purchased Sedona Shadows) • Lot rents in ELS’s View Point property (Mesa) run about $550 per month – this is affordable living for seniors, and those nearing retirement but still working • Sunset Village in West Sedona also offers space rent at about $550 per month – this is affordable living for seniors, and those nearing retirement but still working • Working adults lucky enough to work full time at $14/hr make $29 K/yr* Note: * HH Income is greater if 2 are working or combining paid work with Social Security checks

Is El Rojo Grande Right for Verde Valley area? • Not for retirees, or working families when considering high lot rent and also purchasing a new home around $125 K* or financing the home over time • Not when compared to low lot rents in ELS Viewpoint Golf Resort in Mesa, AZ, a 55+ residential community • Not when compared to Sunset Village in West Sedona, a 55+ residential community • Not when understanding the compact “sardine” development at Viewpoint and how it will look at El Rojo Grande vs. space around homes in Sedona Shadows and Sunset Village • Not when 10 feet between dwellings (sides and backs) means carports and A/C units are basically adjacent to each homeowners dwelling • Not when first responders cannot navigate streets cluttered with guest parking *Note: Current pricing for new mfg’d homes in Sunset Village
