Dubrovnik Sun Gardens – The history Dubrovacki Vrtuvi Sunca, is the name in Croatian language, or Dubrovnik Sun Gardens, in English language. Piero Soderini, refugee from the Florentin Medici Family (for reasons…), was given protection in the Castle at Dubrovnik Sun Gardens, by the Republic of Dubrovnik during the end of the 14 th Century, until 1512. Dubrovnik Sun Gardens was during the seventies the largest camping site in southern Dalmatia, with over 5. 000 places. Based on President Titos tourism development plans, a new resort was built and opened in 1987. In 2009 the resort was partly refurbished, parts completely refurbished and new units added, as a brand new Five Star hotel and started being operated as Radisson Blu Dubrovnik Sun Gardens. Today, the resort has an over the years increased result and quality performance and has a track record of over six years of successful operation.
Dubrovnik Sun Gardens – Apartment ownership The apartments are offered to individual buyers, for holiday and retirement purpose, based on a Condominium ownership model (Condo apartments), which means that they are fully managed and taken care about, no headaches and nothing which an owner needs to think about except for enjoying her/his stays. Radisson Blu Dubrovnik Sun Gardens is open 365 days a year. An apartment owner has free of charge access to all resort facilities, both to the Five Star hotel, the Spa & Wellness with indoor pool, the substantial Sports Center. The resort, and those facilities are open all year. An apartment owner has access to, and pays for Spa treatments, breakfast, food & beverage, with an owners discount of 20%. The resort is open all year, and there is always at least breakfast, lobby bistro, an a la carte or buffet restaurant open as well as Room service. During the Spring, Summer and Autumn, there are more restaurants and bars open, all in all thirteen such. Apartment owners, have an Owners card which gives 20% discount on all resort consumption, including the Grocery shop. Apartment owners have access to one covered garage space for free as well as an owners washing facility with washing machines and dryers (which is very appreciated). Apartment owners have each a personal storage of 3 m 3, for personal items, to be stored during absence and brought to and from the storage by the “Bell boys”, coordinated by the HOA Team. Personal equipment can be anything from own cutlery, some kitchen equipment, favourite coffee machine, to decorations items, own terrace furniture pillows etc. Apartment owners, have a personal Home Owners Association and Services team (HOA team, currently two persons), who take care of the owners all sorts of needs and support, from preparations and reservations before next stay, to coordinating that personal items are brought from the personal owners storage to the apartment and back any more services including quality and satisfaction monitoring. By third party rental, which is of course also fully managed under License of the Radisson Blu brand, current and future maintenance cost are being covered, giving some smaller surplus, which depends on how much an owner uses the apartment. For example, an owner may use the apartment ten months during the year, give it for rental during July and August, by which basically all cost are being covered. As another example, an owner who uses the apartment during seven months (November to May), as well as two or three weeks during the summer, will have a surplus after all cost and tax of around 3%. The resort has had owners since good three years and has been in operation since more than five years, for which reason numbers are based on actual performance.

Dubrovnik Sun Gardens Facilities – Apartments for residential ownership (Condo model) – Branded Radisson Blu There are 207 apartments, all ready built, and in rental since July 2009, most with one of two separate bedrooms, and a few with three bedrooms. There are 43 different floorplans, which gives each apartment a relatively individual floorplan feature. 99 apartments, located in three buildings, have been released for sale. 69 apartments have been sold, and 3 apartments are in process of being sold, since the sales start autumn 2012. Each apartment is identically furnished, decorated (with the difference of more furniture in larger apartments), to a Five Star standard, and including a kitchenette, with fully equipment.

One Reception is located in one of the apartment buildings, and is open during Spring, Summer and Autumn, and at need during off season conferences. One Reception is located in the hotel, and is open 24 hours 365 days a year.

On the other hand, a Five Star resort, with all necessary facilities for peak season, or off season, as well as longer stays, everything is taken care of, with no big surprises of additional costs, both practical, service and administration. In our recent measurement the degree of happiness & satisfaction among apartment owners is very high. Yet, there always comments and wishes of improvement, which are noted and registered by the Management company, via the HOA team, for internal discussion and implementation, if relevant.
