New housing estates are developed at the edge-of-town because: • Land is cheaper (as further away from CBD) - means developers can build family-sized detached and semidetached houses - include bigger garages, gardens etc • Pleasant environment - less pollution than CBD • Close to transport links • Less crime than nearer the city centre • Local services - schools, health centre and shops • Close to CBD to commute

What is it? • The doughnut effect occurs when the commercial activity of a

What is it? • The doughnut effect occurs when the commercial activity of a city becomes contracted around outskirts out of town shopping centres e. g. The Gyle in Edinburgh have become more common and shops in CBD have problems competing. • Chain stores like Marks and Spencer's have increasingly located in new shopping centres on the outskirts leading to the closure of high street stores or their reduction in size. This leaves a hollow or empty area in the middle of the city.

Summary • Due to the doughnut effect, shopping is increasing towards the outskirts of the city (with out of town shopping centres such as the Gyle). Meanwhile, shopping in the CBD is decreasing as shops close and move out to these out of town shopping areas – leaving a big gap in the middle like a doughnut.
