Request • Applicant: David Holland, Longtab Brewing • Request: Specific Use Permit (SUP) for a Bar in the I-1, Industrial District. – More specifically in tenant spaces 104 and 105.

Staff Analysis • The purpose of a Specific Use Permit is generally to ensure that a use is compatible with surrounding uses with regard to development considerations such as traffic impact, intensity of use, operations, and parking.

Staff Analysis • Staff has reviewed this request and does not have any concerns for the following reasons: 1. The area is industrial and Staff believes that a brewery with a bar component is compatible with industrial uses. 2. Staff believes the facility is designed adequately to handle traffic impact for this use. 3. Staff believes that adequate parking exists due to the peak parking time for a bar or restaurant being in the evening when commercial and industrial uses are closed.

Staff Recommendation • Approve with the following conditions: 1. The specific use permit shall be limited to Suites 104 and 105 illustrated in “Exhibit A” - Site Plan.
