Construct new Fire service in Clews Ranch Road from Carmel Country Road to Cal Coast Academy property 2. Provide a ‘T’ in the Fire service to allow Clews to connect without cutting service 3. Students will be shuttled into the property to reduce traffic on Clews Ranch Road – reduce traffic and noise (cost of two shuttle vans) 4. Proposed on-site landscaping will screen the school from Clews Ranch 5. Agreed to fund a fence and landscaping at edge of riding ring, per Clews’ request 6. Comprehensive Brush Management Plan (part of landscape budget) 7. Cooperation with Clews to relocate/underground the overhead SDG&E line that crosses the riding ring (Clews brought fill in and raised the surface of the riding ring) 8. Re-route underground utilities to align within the access easement 9. Cleaned site of the accumulated rubbish left over from previous owners 10. Refurbished existing buildings which improves aesthetics of the site and adjoining property 11. New Building located away from riding ring to minimize disturbance of riding ring, per Clews’ request

Parents and Staff will sign agreement to be courteous drivers, comply with posted 10 mph speed limit, and not use their horns 15. Offered Clews $20, 000. 00 one-time payment to pay for fence & landscaping screening, video monitoring, relocation of overhead lines etc. 16. Agreed to 10 MPH speed limit on Clews Ranch Road 17. Offered to contribute $2500. 00 for electronic “slow down” 10 MPH sign & to pay 50% on ongoing maintenance & upkeep 18. Agreed to an annual educational presentation by Clews to students, faculty & staff concerning safe & neighborly conduct (no yelling, honking horns, speeding etc. ) 19.
